  1.  Reminder: OMS "Excellence on Main" Awards Now Open - Due July 13, 2021
We have refreshed the awards from the name to categories to the submission process. What hasn't changed is that the award nominations are an opportunity for YOU to honor the people, the projects, and the activities that are outstanding achievements in your community. Attached is info about the awards, the award categories, nomination questions, and more.
Eligible Applicants: The Excellence on Main Awards is open to all organizations participating in the "Main Street Track" of the Oregon Main Street Network, including Performing Main Street, Transforming Downtown, and Exploring Downtown levels.
Project Time Frame: If applicable, all projects must have been completed between July 2020 and June 2021.
Registration for the Online Application System: We are using our grants system for nominations this year To access the application, register at www.oprdgrants.org<http://www.oprdgrants.org>. If you already have an account (e.g., you previously applied for an Oregon Main Street Revitalization grant or Diamonds in the Rough), then request through Kuri.Gill at oregon.gov<mailto:Kuri.Gill at oregon.gov> or 503-986-0685 to add Excellence on Main Awards option to your account. Application Submission: Once you have a login, you will be able to submit your application. You can enter information, save, log out, log back in, enter more, etc. as many times as you would like before you submit. ?  Important Update: One issue was discovered. Two categories were missed in the list of categories: Standout Volunteer  and Outstanding Special Project. Since people have started working on nominations...way to go!...We can't change the application.



So here is the work around. For both of these categories, in the Nomination Category drop down select Executive Manager (or Main Street Manager) of the Year. This will avoid any confusion because we know the managers.



In the Description Category - Enter 'Standout Volunteer' or 'Outstanding Special Project' At the very beginning of the Description section.



Our apologies for complicating a transition to a new process. Change is hard, this year is hardPlease, please, please don't let it stop you from nominating!

  1.  Upstairs/Downtown Workshop, Tuesday, June 22, 1 to 5 p.m. w/Follow-up Virtual Conversation with Oregon Panel at 6 pm

We are partnering with the Downtown Oregon City Association and the City of Oregon City in bringing the award-winning Upstairs/Downtown workshop with Dan Carmody and Mike Jackson to Oregon City on Tuesday, June 22, 1 to 5 p.m., Eternal Impact Center, 900 Main Street. The workshop will also be presented virtually courtesy of the Downtown Oregon City Association to enable property owners and Main Street board members and staff from other communities to participate. We worked with the Klamath Falls Downtown Association to host this workshop a few years ago which help to plant the seed to encourage housing development in downtown Klamath Falls. The workshop is made possible through the generous funding support of Transportation Growth Management.

INTRODUCTION AND CREATING A DOWNTOWN HOUSING MARKET

Dan Carmody and Mike Jackson introduce Upstairs Downtown, an award-winning downtown revitalization program. Upstairs Downtown gives participants a working knowledge of the development challenges and opportunities needed to increase the use of vacant upper stories found in many older downtowns. Dan Carmody kicks off the program with a framework for successful revitalization. Learn how to recognize the inherent assets of downtown and build enthusiasm and support for upper floor strategies.



BUILDING ASSESSMENT: AND CODE

Mike Jackson provides a comprehensive overview of the architectural and planning variables that affect upper story reuse. Lean how to recognize the key assets to build upon as well as the major barriers to overcome.



UPPER FLOOR ECONOMICS

Dan Carmody provides a primer on development economics and finance. Learn how to accurately project costs and income and understanding the details of a real estate "pro forma." Learn about the different perspectives of key participants in the development equation so you can "make the numbers work."



UPSTAIRS DOWNTOWN CASE STUDIES

Mike Jackson will present a variety of completed projects that showcase development options and incentives. The use of federal tax credits and local incentives will be part of each case study.



FOLLOW-UP CONVERSATION with UPSTAIRS DOWNTOWN PANEL IN OREGON AT 6 PM

Property owners in Oregon will talk about their recent projects in Astoria and Klamath Falls - including a brief description of their project, challenges, funding, and lessons learned. There is a separate Zoom link to join this presentation & conversation:
