I concur with everything that has already been mentioned.  ADHDA rents an office inside the historic Liberty Theater- there are 3 of us in one office so a little cramped, but the ability to use the Liberty's meeting rooms for our monthly general meetings, board meetings, and committee meetings has been invaluable.  We aren't extremely visible (the office has a locked entry on the 2nd floor) but it is great to be downtown in a historic building that is so connected to arts and culture.  We collaborate a lot with the Liberty which is also a non-profit.

We are not located in retail space in Bandon. Rather, we lease an office space from the Port of Bandon outside of the Old Town businesses. The Port is one of our primary partners, but an even bigger sell for us is we are in a building on the National Register of Historic Buildings helping emphasize our commitment to historic preservation.

Liz got 'em all. KFDA also has the added benefit of being collocated with our economic development partners (Chamber of Commerce, Klamath County Economic Development Association, Discover Klamath). If there's an opportunity for a strategic collaboration, that could make it an easier sell to everyone. Note - we are technically not on Main Street. We live in a city-owned building just past the end of our downtown. Also, depending on your vacancy situation, be prepared to defend why prime Main Street real estate should be occupied with a nonprofit vs. private enterprise, especially if you are using public (URA) funds to make it happen. This was one of the conversations we had when we moved into our new space ... off Main).

Visibility, drop ins, credibility, staging area for events, conference room for board and committee meetings, easy access to the director for business owners, places to advertise events, merchandise, etc, ability to host meetings for the City to make it less formal, storing everything, and much more.
