My thought is the value depends on how badly somebody wants it. 

Most people offer less for a property they "desperately" want, just because 
they think that's the norm.  I've offered MORE on several, and got them while 
others who wanted them went without.  
You are wise to inquiry, in the off chance that the books are a dime a dozen, 
but if you really want it, than what ever you are willing to pay for it 
should be it's value, in my opinion.

Think of it as 15 lattes you won't buy!   MIdge
